We are looking to sell our ski property in southern Austria. We have spent a good couple of seasons here and have done a lot of work renovating the house. But we now need to be back in Bulgaria full time. We would therefore consider an exchange or part exchange for a property in Bulgaria (near to ski-ing or the coast)

Its a good sized detached property in the centre of a lovely traditional Austrian farming village, close to ski-ing and lakes. The house dates from the 1600’s being extended over the years and retains many original features.

Downstairs you have a large entrance hall, a good sized lounge with wood-burner, a downstairs bedroom or office, a kitchen and dining area and a cold room (larder). There is back door leading out into a private fenced in area and a path leads round to the rear of the property and gives access to the wood shed and barn at the rear of the property. This is also where the parking is for the property.

There is a traditional Herde (wood burning oven) in the kitchen, a large wood burner in the lounge and there is a wood-burner in one of the bedrooms. Hot water is from electric boilers and the emersion heater in the kitchen is brand new (2015) and the one in the bathroom also fairly new. There is a large supply of wood that will be left with the property. Heating is supplemented by electric heaters when needed and our electric bills are around 45 Euros a month. Water is around 70 Euros a year.

The property has been recently redecorated through out, including new light fittings. The price includes some of the furniture.

There is a barn attached to the property with under-housing that have been used to keep animals in the past and are now used for storage.

There is a small amount of land to the rear of the property and then on the opposite side of an (unused) access track to the property next door, there is the garden of around 400sqm, with shed and vegetable area. It is securely fenced and has its own bore hole and pump for irrigation.

Jadersdorf village property for saleThe village is a small farming village has has a restaurant/bar and village shop. The ski bus passes just a short distance away from the house and also goes regularly down to the local large town of Hermagor.

The nearest ski-ing is Weissbriach, which is just a couple of minutes away or 6km. There is a regular bus service to the ski-ing. There you will find two drag lifts and a nursery slope as well as a Spar, bank and other shops and restaurants and bars. A little further up the road you have Weissensee, where there is a large lake which freezes each year and has annual famous ice skating and curling competition. There is also a lovely small ski area with 3 or 4 lifts and a great restaurant at the top. Weissensee is about a 20 minute drive and can also be reached by bus.

The largest ski area is Nassfeld, which is just a 10 to 15 minute drive and about 14km. There are 110 km of pistes here and plans to extend the area to link up with resorts in Italy. Very good snow making facilities.

Also not far away are the resorts of Gerlitzen, Arnoldstein, Goldeck and Lienz. There are also smaller ski areas within a short drive. The Top Ski pass which is 500 Euros a season gives acccess to over 30 resorts within Carinthia and East Tirol.

There is cross country ski-ing tracks that start/end from the village and go along the valley.

Hermagor is the nearest large town and has a large Spar, Billa, Hofer, Adeck supermarkets as well as DIY stores, restaurants, bars, banks, doctors, dentists, vets etc. There is a train station there.

Villach is about 50km away and takes about 40 minutes by car. The nearest airport is Klagenfurt which is 88km or an hour away, Ljublijana is Slovenia is 145km or an hour and half and Salzburg is 2 hours and 200km.

We are looking for offers around 95,000 Euros or we would consider a part exchange for property in Bulgaria – ideally ski apartments in Borovets or an apartment in Sofia or something close to the southern coast but we would consider other options.

The village is on a bus route which has a daily service to one of the larger towns Ustavo returning each evening.

With natural unspoilt beauty the woodland valley has amazing flora and forna and is within comfortable distance from Smolyan town centre. Occupying an enviable position on the walking/cycle trail and close to Kartola Adventure/Snowboard Park and Hadushki Poliani Lake. Nestling in the mountains and valleys of the Rhodope mountains it enjoys a special peace and tranquility, is perfect for relaxing without being too far from all the action.

The nearest town is Smolyan is only 20 minutes away and has a wider range of facilities. The countryside around the village has many attractions for the entire year, including nature trails, rock climbing, swimming and, of course, winter sports such as skiing, tobogganing and snowboarding. The village is also only 16km from Pamporovo Ski Resort and 50 km from the Greek Border and the Aegean Sea.
